As a professional, I try to perform every inspection with my client so that they can learn how each system in the house works together and independently. Once the inspection is complete, I provide the client with a comprehensive report. This report typically offers buyers insight into the current condition of the property and helps them determine whether the house is well-maintained or requires repair work. If the report reveals major problems and suggests immediate repairs, clients should ideally submit a request to repair them.
Unfortunately, in my field of business, I have come across several clients who do not read the report or pay attention to what I say during the inspection and therefore fail to carry out the necessary recommendations. When clients don’t follow-up and fix issues, the issue could worsen and lead to more problems, which could be costly to correct in the future.
Some of the most common problems I’ve identified during a home inspection are leaky or wet basements as well as mould. Generally, water management at the exterior is the solution.
Clients often get upset when they find out about these issues and think that I haven’t reported them. In reality, the client did not read or understand the report after I submitted it to them.
When situations like these arise, I review the report and explain to the client that I did inform them about the issue and the subsequent issues that could take place if not repaired. I also explain to the client that the solution usually takes a couple of hours.
